Bank of England’s quiet rate cut could reignite London’s mid-market momentum

Today, the Bank of England made its first move in over a year, trimming the base rate from 4.25% to 4%. On paper, a 25bps drop is modest. In practice, it’s a deliberate recalibration – a clear signal from policymakers that we’ve turned a corner in the inflation cycle. In a market driven as much by sentiment as by capital, tone matters.

This isn’t a cut designed to fuel a buying frenzy. It’s a carefully measured message: stability is returning, and the worst of the rate-tightening era may be behind us.

Prime vs mid-market: two different stories

In Prime and Super Prime Central London, the impact will be minimal. At the £10m+ level, liquidity flows globally, purchases are often unleveraged and decisions hinge more on geopolitics and asset scarcity than marginal changes in borrowing costs.

But in London’s mid-market – particularly between £1m and £3m – the mood could shift meaningfully. This segment has been locked in a year-long stalemate, with buyers waiting for clarity and sellers holding firm. Mortgage rates may have steadied, but uncertainty has kept many from making a move.

Signs of life are already emerging

Halifax has just reported its strongest monthly price rise since January – a tentative but telling indicator. In our view, this rate cut will have its most tangible effect in the domestic heart of the market, where decisions have been on pause for far too long.

A stabilising interest rate environment doesn’t mark the start of a new cycle, but it may well mark the end of the last one. And that’s good news for those ready – and informed – enough to act.
