• Managing account transitions for utilities at the start and end of each tenancy.
Proactive & Reactive Maintenance
• Overseeing repairs, renovations, and compliance requirements (EICR, PAT testing, gas safety certifications).
Annual Property Inspections
• A detailed property visit each year to ensure upkeep and early identification of potential issues.
24/7/365 Emergency Response
• Immediate support for genuine property emergencies, day or night.
Credit Control & Rent Arrears Management
• Monitoring payments, issuing updates, and chasing arrears when necessary.
Neighbour Dispute Resolution

Offer Terms & Conditions
- This offer does not apply to properties already under OB Private’s management.
- For landlords who choose to let their property through OB Private, the property management service (typically 6%) will be provided free of charge for the first year.
- The standard lettings service fee of 10% remains applicable during this period.
- From the second year onwards, a full management fee of 16% + VAT will apply.
